OAK GARAGE KITS
Before you purchase one of our kits please ensure you have the right to build or have suitable planning in place. We cannot take responsibility or accept returns due to planning issues. If you require a planning design pack, please contact us for details of the specific design.
Buying a pre-set garage kit:
Simply choose from our available options. You can modify each set design using the 'customise' function and add or change individual features of each garage.
Design your own oak garage kit using our garage kit configurator:
- Select number of bays, roof pitch and design, choose softwood or oak cladding and optional extras such as partitions, doors and log stores.
- Once you have achieved your chosen design, choose whether to email it to yourself, or download. You will receive a PDF with the full quotation details.
- Sign and date the quotation and return it to us at oak@oak-beams.com. We will contact you to obtain a 50% deposit of the value of order by phone (you will have a 2-day cooling off period to cancel your order and a further opportunity to review and accept the order).
- We will contact you to confirm the final details and tell you about the process and lead times.
- Next, you will need to obtain structural calculations for your oak garage. Alternatively, you can purchase a structural calculations package through us. The specifications and the price of the garage kit may change after the structural calculations. We will discuss this with you once we have this. You will have a chance to change or cancel your order at this stage and receive a full refund (except for the cost of the structural engineering service) – this is your final opportunity to do so.
- Next, you will receive full drawings and materials list for approval and receive final price confirmation, which you need to approve before we proceed with manufacture. The quoted lead time on 6 to 12 weeks starts from this point.
- Once we have your order confirmed, we will proceed with the manufacture. From this point, it is no longer possible to change or cancel the order and full value is payable before delivery of the goods.
WHAT’S INCLUDED IN THE PRICE OF THE OAK GARAGE KIT:
- Supply ex works of the structural oak frame, including oak sole plate and oak braces (contact us if you want to know the section size details)
- Softwood frame structure, including roof rafters and wind braces
- External cladding (softwood or oak, based on your specification)
- Partition walls and garage doors (if you specify them in your order). Partitions are clad on one side only, with the same timber as the rest of external cladding
- Fin plates to anchor oak posts
- Oak dowel
- Complete assembly instructions for your builder, including recommendations for key building materials suitable for use with the oak garage kit)
- Post-delivery advice over the phone or by email
- VAT will be added at the checkout
NOT INCLUDED:
- Joinery such as windows or doors, unless ordered separately
- Door furniture, unless ordered separately
- Roof tiles, bricks or concrete
- DPC membrane, ply sheathing, insulation or any other building materials
- Delivery (unless added to your order)
- Delivery to specific areas of your building site, unless accessible by an HGV
- Hire of any lifting or site equipment
- Garage frame assembly or any building work.
- Planning drawings for the oak framed garage, unless ordered separately
- Structural calculations for the oak framed garage, unless ordered separately
- VAT is added at the checkout

PLANNING CONSENT & STRUCTURAL CALCULATIONS FOR YOUR OAK FRAMED GARAGE
In most cases, you will require planning consent to build an oak framed garage. It is possible to build under permitted development if your oak framed garage is under 4m in height. It is your responsibility to obtain planning permission, or to consult your planning authority on permitted development for your oak framed garage before you commit. We are unable to accept returns due to failed planning. We can facilitate planning drawings if you require.
Whilst all our oak garage kits have already been structurally approved for generic build, you will also need structural calculations for all oak framed garage kits, specific to your location. You are responsible for either obtaining those from your preferred engineer, or you can purchase a structural calculations package through us.
The price of your oak framed garage kit may change as a result of structural calculations specific to your location. We will discuss the changes, if any, with you prior to supplying final drawings and obtaining your final approval, following structural calculations. You will have the opportunity to change your mind about the project at this stage.
DELIVERY OF YOUR OAK FRAMED GARAGE KIT
Your oak garage kit will be supply-only, disassembled. We do not offer delivery. Please arrange collection in good time and ensure good access to your building site with have suitable transport and lifting equipment in place before delivery.

ASSEMBLY OF YOUR OAK FRAMED GARAGE KIT
The prices quoted include oak frame garage kit supply only, including softwood elements of the garage frame, as well as cladding. The oak frame garage kit will arrive ready to assemble, with all oak and softwood sections cut to size and planed all around, all joints and drill holes where appropriate, with a suitable amount of oak dowel.
We will supply an easy to understand document, which will give instructions and all necessary information to allow a local builder, or a carpenter to assemble the oak framed garage kit. We are also available 5 days a week during normal working hours for advice during assembly process.
If you are struggling to find a building contractor to assemble your oak framed garage and are located within a 100-mile radius from our manufacturing site in Sussex, we will be able to arrange assembly service, subject to a separate quotation. Please contact us for details.
You will need to find your own independent building contractor for all general building work such as groundworks, foundations, wall building, roofing, services, insulation, rendering and any other construction work.
IMPORTANT NOTES BEFORE YOU START BUILDING YOUR OAK GARAGE
We will supply detailed drawings with instructions for building work prior to garage manufacture, however, please read the following main points, before you start any building work:
- The oak garage kits are designed for masonry 150mm wide, and 250mm high (from top of the concrete slab or garage floor).
- All oak posts on the front of the building extend to finished floor level, therefore the masonry wall to each side of the building must stop 150mm short of the overall depth.
- Any foundation details are indicative only and as ground conditions vary they need to be checked with building control or the structural engineer
- Foundations are required below any central posts within the oak garage.
- Log stores will also require foundations, positioned central to each side elevation
- It is assumed the oak garage floor will be laid with a slight fall towards the front of the garage to drain any driving rain water
- It is assumed that the oak garage floor will be approximately 50mm above ground level with an external gradient to the driveway
OAK TRUSSES
Oak trusses form the structure which supports your roof. It is your responsibility to ensure that the trusses are suitable for your project in terms of fit as well as structural strength. For that very reason, it is important you have good knowledge of construction before you select and buy trusses, or obtain advice from your builder, architect or structural engineer.
Alternatively, call us and we will be able to advise you or offer design or engineering services at competitive prices. We are unable to take responsibility, or accept returns for oak trusses, which do not fit or are structurally unsound.
Buying a pre-set oak truss:
Simply select from our range of oak roof trusses, King post trusses are the most popular design, suitable for the majority of vaulted ceilings. Queen post trusses provide extra room in the middle and are more suitable for projects, where you require access to the roof. You can customise all pre-set trusses by using the 'customise' function.
Designing your own oak truss using our truss configurator:
- Select the type of truss type you like. The configurator will show you the shape live as you make changes.
- Select the roof pitch, section options, lengths and sizes for the truss, either using sliders, or typing the values value directly into the windows. The section sizes are in millimetres. The truss configurator will intelligently allow you to only input size values that are structurally sound, depending on the length of your tie beam.
- Maximum span is 6.5m. We are able to manufacture larger trusses on request. Please contact us for a no obligation chat and a quote
- Once you have achieved your chosen design, choose whether to email it to yourself, or download. You will receive a PDF with the full quotation details.
- Sign and date the quotation and return it to us at oak@oak-beams.com. We will contact you to obtain a 50% deposit of the value of order by phone (you will have a 2-day cooling off period to cancel your order and a further opportunity to review and accept the order).
- We will then confirm details and tell you about the process and lead times.
- Next, you will need to obtain structural calculations for your truss. You can purchase a structural calculations package through us. The specifications and the price of the truss may change after the structural calculations. We will discuss this with you once we have this. You will have a chance to change or cancel your order at this stage and receive a full refund (except the cost of structural engineering service or planning pack) – this is your final opportunity to do so.
- You will then receive full drawings and materials list for approval and receive final price confirmation. You will need to approve these and the quoted lead time to delivery will start at this point.
- Once we have your order re-confirmed, we will proceed with the manufacture. From this point, it is no longer possible to cancel or amend the order and full value is payable before delivery of the goods.

- Supply ex works of the pre-assembled oak roof truss. (Except in cases, where access prevents us delivering the truss assembled)
- Complete installation instructions for your builder
- Post-delivery advice over the phone or by email

Your oak trusses are supply only. We do not provide delivery. Please ensure you have good access to your building site and have suitable transport and lifting equipment in place to move it from there to its final location, prior to delivery. In case of unsuitable access, we can supply trusses in kit form to be assembled on site. Please contact us for details.

ASSEMBLY OF YOUR OAK TRUSS
Our oak trusses are usually supplied assembled, ready to install. You will need to book suitable lifting equipment to put them into position. Consult your builder or call us for advice.
